New Upper Changi Road Condo is an upcoming 99 years leasehold residential development by Capitaland, UOL and Singapore Land in Bedok. The consortium brings together established Singapore property groups with experience across residential and integrated developments. URA awarded the New Upper Changi Road land parcel to United Venture Development (Daisy) Pte. Ltd. and CL Sapphire Pte. Ltd. on 4 September 2026.

The partners have previously collaborated on PARKTOWN Residence in Tampines North. That project demonstrates their experience in delivering a large residential development alongside retail and transport connections. CapitaLand also has an established presence in Bedok through Bedok Residences and Bedok Mall, giving the group experience with the neighbourhood in which this new residential site is located.

For New Upper Changi Road Condo, the approximately 30,769.3 square metre site provides scope for about 1,010 homes. The consortium has outlined plans for two to four bedroom formats, with final layouts and the detailed unit mix to be released as the project progresses. Its position opposite Bedok Town Centre places established shopping, dining and public transport amenities close to the future homes.

The development will add a new residential community to this mature eastern estate.
